With a focus on creating an inviting and trendy atmosphere while prioritizing functionality and comfort. Setting up the entertainment area correctly is important to anticipate and prevent future issues. Finally, when it’s all perfect, take beautiful pictures for the marketing. I have personally designed, set up, and shot over 12 successful furnished units.
2. **Online Presence Management:**
We help you set up, manage, and synchronize various rental platforms, such as Airbnb, Vrbo, and more, to minimize the risk of double bookings and enhance visibility.
3. **Welcome Guides and Rules:**
Detailed welcome guides cover everything from directions to Wi-Fi access, ensuring guests feel welcomed and informed. Clear house rules, including policies on pets and other considerations, contribute to a pleasant stay for all.

We will show you how to handle all aspects of move-in and move-out cleanings, ensuring that the property is impeccably maintained and ready for the next guest’s arrival.

Set up tools and instructions to easily explain common maintenance issues to guests. Finding good venders.
4. **Legal situations and bookkeeping**
Managing tenants and vendors can be challenging, but I will be there to assist you every step of the way.
Pricing:
Our pricing structure is tailored to the services provided; we coach/train anyone managing the 4 units by co-hosting alongside them to guide and answer any questions or problems that arise. We offer competitive rates based on comprehensive market research and the scope of work involved. With that said, not every job is the same, and we must get to know your needs to better understand them. Below is an example of how we charge.
For the initial setup, we charge a one-time fee of $1000.00. (See Description above)
When the rents start coming in we charge a flat rate of 5% of the incoming rent. We require a six-month contract.
*** We are always happy to fully manage your properties for you if you want us to take the rains. We also offer short term full service management if you want a break and need a vacation.
